Can you hold a place before I apply?
We operate on a first come first serve basis and are unable to place a hold on a property before you apply. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Security Deposit is due within 24 hours of being approved. Rent will be prorated from the day you move in, until the last day of the same month. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a rental property. -
Is the deposit refundable?
Security Deposits are refundable after the move-out inspection has been completed and reviewed by our inspector. The refundable amount will be determined after comparing the move-in and move-out inspections. A landlord return a security deposit within 14 days after the tenant vacates the rental unit. -
Who needs a cosigner?
An applicant who is unable to qualify as an individual. -
How do I pay rent?
We offer several payment options. You may pay through our tenant portal (a convenience fee may be applied for certain methods of payment) -
I want to get a pet. What do I do?
Please contact our office to confirm your property is pet friendly. You need to submit the name, 2 most recent photos of your pet, type and breed, age and weight of your pet . Also, you will be required need to pay the non-refundable pet fee and pet rent (if applicable). -
I want to move out, but my roommate wants to stay. What do I do?
Your roommate(s) must qualify for the property without your income and application. If they do, then we will provide you with a roommate release form. -
My lease expiration is coming and I want to move out. What do I do?
You can submit a 45 days written notice. -
Who is responsible for paying for repairs & maintenance requests?
If it has been deemed due to tenant negligence, the tenant will be responsible for the cost of the repairs. Any general wear and tear is the owner's responsibility. -
Service/Emotional Support Animals
If you have a service or emotional support animal, you must submit a valid service/emotional support animal letter prepared by a licensed healthcare or mental health professional that includes an ESA prescription/recommendation. -
What is the fee for someone to apply?
The fee to apply is $35 per applicant. All persons 18 years or older are required to complete an application. -
How does the application process work?
A rental application must be completed by each occupant aged 18 years or older. We require proof of income along with non refundable application fee of $35 per applicant.
The steps to apply for a home:- Once all applications from all persons who will lease the home have been completed, and fees have been paid,The application process will be started
- Our agent will contact you with any questions or if we require further information.
- Simplpm will run a credit check to verify your information.
- If application(s) are declined or conditionally approved, the applicant will be notified of the status via email.
- If application(s) are approved, full payment of the required deposit is due within 24 hours of approval in order to secure the unit. (Please note that the unit is NOT secured until we receive your deposit in full and lease is signed.) This will take the unit off the market for other approved applicants.

When do I sign the lease for the apartment?
Within 48 hours days from the approved for the unit to reserve the apartment. -
Are there additional deposits, fees, or rent associated with pets?
Yes. The additional deposits are $500 /dog and $300/cat/small pet. Depending on other factors, charges may appear in the form of pet deposits, pet fees, or pet rent.. All pet-related charges will appear in the lease.

- Pet Approval Process - Pre-Approval Required: Pets will be evaluated on a case-by-case basis, and the property owner will not make a decision regarding pet approval until they have reviewed the complete application. Landlord must approve all pets before moving in or adding a pet to your household
- Pet Application: Tenants must complete a pet application, providing details about each pet, including breed, size, age, and vaccination records. - Permitted Pets - Types of Pets Allowed: We generally allow the following types of pets: - Dogs (specific breeds may be restricted based on size and temperament) - Cats - Birds - Small caged animals (e.g., hamsters, guinea pigs) - Prohibited Pets: The following pets are not permitted: - Exotic animals (e.g., reptiles, ferrets) - Farm animals - Any animal that poses a risk to the property or other tenants
- Pet Fees - Non-Refundable Pet Fee: A non-refundable pet fee per pet will be required upon approval. This fee is intended to cover potential wear and tear associated with having pets in the property. - Monthly Pet Rent: In addition to the pet fee, there will be a monthly pet rent of fee per pet, which will be added to the rent.
- Pet Care and Responsibility - Supervision: Pets must be supervised at all times, both inside and outside the unit. - Leash Policy: Pets must be leashed outside the unit, and tenants are responsible for immediately cleaning up after their pets. - Noise Control: Excessive barking or noise from pets that disturb other residents will not be tolerated.
- Pet Restrictions - Weight and Breed Restrictions: Certain weight limits and breed restrictions may apply. Please consult with property management for specifics. - Limit on Number of Pets: A maximum of 2 pets per unit is allowed. Additional pets may require further approval.
- Health and Vaccination Requirements - Vaccination Records: Tenants must provide up-to-date vaccination records for all pets, including proof of spaying/neutering if applicable.

How many people can occupy a unit?
- Studio - 2

If you cannot provide positive references, have a debt to income ratio that shows you cannot afford to pay rent from your documented income (pay stubs, bank records, or tax returns), have no work history or an unstable work history, been evicted in the past, have a criminal record, or any occupant is listed in the sex offender database, you may not qualify for a rental at this time.
All applicants should view the exterior & interior of the rental or have a trusted friend or relative(s) view the rental prior to occupancy because all rentals must be accepted “AS-IS” before the application process is complete.

Below are the detailed instructions and requirements to complete your application process
Application Fee
A non-refundable application fee of $35 required for each applicant 18 years old and up
Payment should be made via Venmo to @simplpm-com.
Please include your name and the property address in the payment notes.
Required Documents To process your application, please provide the following documents:
- Proof of Income: Submit recent pay stubs, last 2 years of tax returns, or bank statements reserve amount of a minimum one month rent
- Photo ID: A copy of a valid government-issued identification (e.g., driver’s license, passport).
- Rental History: Contact information for previouslast 3 years of landlords or rental references, if applicable.
- Pet Registration: If applicable, you can provide documentation related to your pet (breed, weight, vaccination records) as all pets.
Methods of Rent Payment - Rent Payment: Rent will be paid via ACH transfer.with a small fee each charge
Payments made through other methods may incur an additional fee. -
Due Date: Rent is due on the 1st of each month, with no grace period.
Guarantor Information -If you need a guarantor, please remember that the guarantor will assume the same responsibilities as a tenant under the lease agreement.
Processing Timeline - You have 2 business days to submit all required documents for processing. - After you get your documents, the turnaround time for processing the application is about 2-3 business days, contingent upon landlord approval.
Security Deposit and Lease - Once your application is approved, a security deposit and signed lease agreement are required within two business days of the approval notice.
The security deposit may be paid directly to the Simplpm Venmo Account @simplpm-com, Direct deposit to Simplpm.com checking account, cash and credit card payments will not be accepted. Wire transaction will be not accepted
Additional Fees - A one-time non-refundable administrative fee of $95 will be charged upon signing the lease agreement.
Lead-Based Paint Disclosure - Please review and click the link if the property was built before 1978.

Move In Guide
1- Move-In Inspection - Schedule a Walk-Through: We’ll arrange a move-in inspection to check the property’s condition - Condition Report: We’ll complete a report noting the property’s state and any existing issues. You’ll receive a copy for your records.
2- Utilities Setup - Utility Information: We’ll provide you with details about local utility providers (electricity, water, internet, etc.). - Set Up Your Accounts: Make sure to set up your utility accounts to ensure everything is ready on move-in day.
3-: Key Handover - Receive Your Keys: On your move-in day, you’ll receive keys to your new home. - Access Instructions: We’ll provide any necessary instructions for accessing shared spaces and amenities.

Security deposit & first month's rent
Your security deposit must be paid via Venmo or online direct deposit and is due at the time the Lease is signed. 1st month’s rent is due at time of move in. Future rental payments may be paid online through your Tenant portal
Renter's insurance
Renter's Insurance is required on all of our properties at a minimum coverage of $100,000.
*Some properties differ on this coverage requirement.
Residents are required to provide us proof of insurance prior to move in.
Rent payment
Rent is due and payable on the 1st of each month and charges will apply for late payments per your lease agreement. Our preferred method of payment is through our online portal. Click on the tenant portal tab in the Tenants drop down menu.
Utilities
Utilities need to be put into the leaseholder name and account number provided to us prior to handing over possession of the property. Most units are responsible for gas and electric. Single family homes are responsible for water and sewer. Trash in the City of Honolulu is covered by the city.

We request that all maintenance requests be presented in writing or submitted directly via the Tenant portal

Move out Guide
Please take a moment to review these detailed instructions. Failure to comply with these instructions may result in deductions to your security deposit, and possibly additional charges in excess of that amount. Please contact our office with any questions.
Notice needs to be provided in writing to our office through your tenant portal or by email to office@simplpm.com. Please include your full address, desired move out date and if everyone will be vacating the home.
If your lease is expiring soon or you’re on a month-to-month lease, you can provide notice at any time,
You may request a pre-move out inspection prior to move out with your property manager.
If your lease is not expiring soon and you wish to break your lease,please email at office@ simplpm.com.Our team will explain your options.
When you submit your notice to vacate, you will need to provide the following:
- Your intended move out date
- Your forwarding address (for after you move)
On move out day, you will need to:
- Make sure you have paid all outstanding balances on your account.
- Stop any auto-payments you may have set up.
- Cancel any utilities in your name.
- Leave your home in the condition you received it (as verified by your original move-in inspection report), less any standard wear-and-tear.
- All Keys must be turned into the property manager. You will be charged rent until you turn in your keys.
Close out final payments
You will be advised of any remaining rent due or prorates. If you have an auto-pay set up through your Resident Portal, please adjust the payment amount to the appropriate prorated rent provided before the processing date. Any overpayments will be refunded with your security deposit.
If you have an auto-pay set up to process before the 1st of the month, and you are moving out on the last day of the month, you will also need to log into your portal and cancel the auto-pay before it is processed.
Transferring utilities
As per your lease agreement, the resident is responsible for the utilities until the lease ends. Please contact your utility providers to do a final meter reading as of your last day of tenancy and make sure when you vacate that all outstanding balances are paid in full. Please leave all utilities in your name through the end of your lease term, regardless of whether you move out sooner. The cancellation date should be the last day of your lease term unless you receive approval from us to cancel earlier. Power should be transferred out of your name, not disconnected.
Potential damage charges
General cleaning, carpet cleaning, and touch-up painting are common deductions from your security deposit. Damages to walls, blinds, screens, appliances or fixtures are examples of deductions that may also occur.
Please do not fill small holes in your walls with spackle or try to touch up the paint. Often this makes the situation worse and requires us to fully repaint the walls (at resident's expense). If walls need to be painted or touched up and holes filled in, we will do so upon move out and charge you for the cost.
Cleaning checklist
Careful attention and meticulous cleaning of the following items will ensure the prompt return of your deposit. Cleaning can be tiresome. Please consider hiring a professional cleaner if you feel that you will not have the energy or time to properly clean the property. Dirt is not considered ordinary wear and tear under any circumstances.
Carpet
All carpet must be professionally cleaned and stains treated, with receipt given to us before the last day of the lease term (No self-cleaning is allowed). If you have a pet on the property, you are required to have the carpets treated for pet stains and odors regardless of the carpet condition. In addition, the home must be professionally treated for fleas by a pest control company. This is important and if it is not done, we will have to resend a professional which will be billed out of your security deposit return.
General items
- Replace all burned out light bulbs and batteries on smoke detectors (This will avoid a labor and bulb/battery charge).
- Repair damage caused to the property (e.g. torn screens, broken windows, clogged drains, etc.).
- Absolutely no garbage is to be left at the property. Do not leave a trash can full, or trash stacked on the curb. Make arrangements to have trash picked up before you discontinue service. If you don’t, we will have to send a hauling company to remove it at your expense.
- Remove all personal items from the property.
- Remove all marks from walls.
- Dust all blinds/window coverings/ceiling fans.
- Dust all window sills/tracks, baseboards, light fixtures, and fans.
- Clean all floors including under all appliances.
- Remove cobwebs from ceiling, windows, corners, behind doors and on chandeliers/light fixtures.
Kitchen
- Wipe down walls, backsplashes, and cabinetry.
- Sweep and mop floor.
- Clean sink and drain.
- Clean outside and inside of the oven (replace drip pans if needed).
- Clean stovetop, control panel, and dials.
- Clean microwave inside and out.
- Clean outside of the dishwasher.
- Wash all countertops.
- Clean outside and inside of refrigerator including freezer and top.
- Remove all refrigerator/freezer racks, shelves, and drawers, and thoroughly clean all surfaces, then replace racks.
- Clean all cupboards and drawers inside and out.
- Wash stove hood, remove and wash filter and clean light.
Bathrooms
- Clean bathtub and/or shower including fixtures.
- Clean sink and faucet fixtures.
- Clean all tile and grout.
- Mirrors, medicine chest, cabinets, drawers should be cleaned and all items removed.
- Clean and sanitize the toilet.
- Wash or mop floor.
Bedrooms
- Remove all items including hangers.
- Vacuum carpets, including edges or mop.
- Clean windows, sills/tracks, and blinds or window coverings.
Garage
- Remove all personal items.
- Sweep floor.
- Remove any auto fluid stains with appropriate cleaner.
Yard
- Weed appropriate planting areas and remove dead leaves and debris.
- Mow lawn and edge.
- Trim hedges and shrubs.
- Sweep walks, decks and patios.
- Remove all pet waste and repair related damage.
- Remove all personal items from sheds/outbuildings, if applicable.
Pre-Inspection
You have the right to a pre-inspection upon your request. If you schedule a pre-inspection, please have your copy of the original Move In/Move Out Itemized Inspection form provided to you at move in.
Clean and rent-ready
The premises should be clean and in “rent ready” condition for the new resident, with the only discrepancies being those which are stated on your original Move In/Move Out Itemized Statement. If a Move In/Move Out Itemized Statement was not used, the apartment will be considered as received in clean “rent ready” condition when you first took possession of the premises.
Keys and forwarding address
All house keys, mail box keys, garage remotes, parking passes, entry fobs, etc, to the property, need to be dropped off to the pre arranged property manager on the last day of your lease term If your lease date ends on a weekend, you may drop them off first thing Monday morning. Returning keys constitutes vacating the property and allows us to begin processing your security deposit. If you fail to return your keys you still have possession and will be charged a daily rental rate until keys are turned in. If you surrender keys and leave the home early, you are still obligated to pay rent through the end of the lease and/or period covered by the notice to vacate. Please provide your forwarding address with your move out paperwork.
Security deposit disposition
After termination of the lease agreement, Our team member will do a thorough inspection of your property. Security deposit dispositions will not be determined and the unit is not considered vacant until all keys are returned to our office and all of your possessions are removed from the premises. The amount you receive back depends on how well you take care of the unit and the final condition upon vacating.
Please review and complete the terms referenced in the Tenant Move Out Checklist provided to you in your move out packet. A check and an itemized statement notifying you of any charges deducted from the deposit will be mailed out to the forwarding address provided within 14 days from when you vacate the property and the lease is terminated. Security deposit return will be made out to all leaseholders on an individual check unless confirmed in writing by all leaseholders otherwise.

- Unpaid rent, late fees, HOA related charges
- Cleaning
- Carpet cleaning
- Carpet Replacement
- Trash hauling
- Landscaping
- Painting
- Wall repair
- Repair and maintenance

Showing My Property Prior to Move Out
In general, we do not show properties while a resident is still living in the home. There may be exceptional cases where the property owner would like to show the property while the resident is still living there. If this is the case, we will contact you to discuss the situation prior to moving forward. Please note that Simplpm reserves the right to place a lockbox and a sign outside of the property prior to the expiration of the lease.
Final departure
We will expect keys no later than the move out date by 5:00 PM on the last day or your lease term. If your lease date ends on a weekend, you may drop them off first thing Monday morning. Any days held over after the stated move out date will be charged a daily rate based on your current monthly rent using a 30 Day month proration.
Your security deposit is not to be used for rent payment per the terms of your lease.
