3. Schedule Property check up
In this phase, we thoroughly evaluate your rental unit to see if any repairs or improvements are needed before tenants move in. We check that the property is clean, the carpets are professionally cleaned, the flooring and paint are in good shape, the appliances work, and the yard is tidy. We will also be sure to identify any other areas that need attention. After our evaluation, we will give you a list of recommendations for repairs and improvements we can discuss.
4. Begin Advertising
Once the property is ready, we actively search for a new tenant. Your property will be listed to maximize exposure. We will track the interest in your rental to attract the right inquiries. If the response is lower than expected, we will review our marketing strategies and provide you with tailored recommendations based on our experience. Thanks to our effective marketing, your unit will be leased quickly.
5. Tenant Selection
Each applicant undergoes a thorough evaluation, including checking their credit history, criminal background, eviction history, rental history, landlord verification, finance qualification and verificationand employment verification.
We aim to spot any potential issues and select high-quality tenants, maximizing your investment returns. You will be involved in setting criteria and reviewing applications with us, ensuring you have the final say on who rents your property.

6. Lease Signing
Once we have identified a qualified tenant, we proceed with the lease signing using our customized lease agreement, meticulously crafted and vetted by our legal team. We provide essential home maintenance tips and demonstrate how to use the appliances. We discuss local weather patterns, common insects, and proper yard maintenance for tenants new to Oahu. While many property management companies overlook this step, we consider it vital for building long-term tenant relationships. This process informs tenants about their maintenance responsibilities and enhances tenant retention by fostering rapport and trust.
8. Rent collection made easy
We require tenants to submit their rent by the first of each month, with payments received after that date considered late starting on the second. Our efficient rent collection process ensures that once we collect and process the rent, we can quickly distribute your monthly income. We actively follow up on any overdue payments to maintain a steady cash flow to facilitate collection. Our primary goal is to minimize the need for eviction proceedings, allowing you to enjoy a more seamless rental experience.
9. Payment Processing
Once the rent has been collected, we will cover any outstanding bills associated with your property. This includes payments for repairs, monthly yard or pool maintenance, HOA fees, and processing your Hawaii General Excise Tax payments. After all bills have been settled, we initiate your monthly rent distribution. You’ll have online access to a detailed record of all payments made, allowing you to download invoices for your records whenever needed.
10. Financial Reporting
We believe you deserve complete transparency regarding your investment property. That’s why Simplpm Property Management provides 24/7 online access to your account details. You can generate your financial reports and download invoices at your convenience. In addition to online access, we will also send you year-end tax documentation, ensuring you’re always informed about your property's financial status.

Once you approve the recommended repairs, we will coordinate the work and then go ahead and evaluate its completion.
